Brickell, Miami, United States · Smart-Tech Condo-Hotel — Under Construction

Smart Brickell Luxe

Internal preview — photography pending licensing clearance from the developer

“Luxe is the biggest bet of Habitat Group's three-tower complex — more units, a commercial podium, and LEED Gold certification its two smaller siblings don't carry.”

The third and final phase of Habitat Group's Smart Brickell complex, Smart Brickell Luxe is a 23-story, LEED Gold tower at 885 SW 3rd Avenue combining 53 fully furnished condos with 78 separately operated hotel residences and 12,000 SF of ground-floor commercial space. Ginard Studio designed the building with Gensler as design consultant and Adriana Hoyos interiors; Habitat Group secured $17.7 million in late-stage construction and refinancing debt from Linkvest Capital in 2025, with 126 of the building's 131 units reported pre-sold at that time. Completion is targeted for early 2028.

Commercial Podium

12,000 SF of ground-floor commercial space — a café, organic market, restaurant, and retail — gives Luxe a street-level presence its sister towers don't have.

The Setup
The third and largest phase of Habitat Group's Smart Brickell complex — marketed as Smart Brickell Luxe rather than "Tower III" — a 23-story, LEED Gold mixed-use tower at 885 SW 3rd Avenue combining 53 condos, 78 separately operated hotel residences, and 12,000 SF of commercial space.

Habitat Group built Smart Brickell Luxe as the third and largest phase of its Smart Brickell complex, following the completed Tower I and Tower II next door; the company secured $17.7 million in financing from Linkvest Capital in 2025 to complete construction, with 126 of 131 units reported pre-sold at that time.

The Honest Take

In favor

  • LEED Gold certified and part of the EB-5 visa program, two differentiators its two completed sister towers don't carry
  • 126 of 131 units reported pre-sold as of 2025 — a strong demand signal with financing already secured to complete construction
  • A genuine commercial podium (café, market, restaurant, retail) rather than just residential and hotel floors
  • Proven developer track record next door — two earlier phases of the same complex are already built and operating

Worth weighing

  • Still under construction, targeting early 2028 delivery
  • With pre-sales reportedly near capacity, there may be little to no remaining inventory for new buyers
  • No current per-unit pricing is published beyond the low end reported at launch
  • The project's branding has shifted from "Smart Brickell Tower III" to "Smart Brickell Luxe" across sources, which can cause confusion when comparing older and newer listings
