Smart Brickell Tower II

Internal preview — photography pending licensing clearance from the developer

“Smart Brickell doesn't sell square footage so much as flexibility — a unit here can be a home, a rental, or both, depending on the year.”

The second of three phases in Habitat Group's Smart Brickell complex, Tower II is a 25-story, 100-unit mixed-use building at 258 SW 9th Street — 50 fully furnished condos stacked above 50 separately operated hotel residences. HAC Architects designed the building with Gensler as design consultant and Adriana Hoyos interiors. Habitat Group reported the first two phases of the complex completed within the past two years as of mid-2025.

The Setup
A mixed-use condo-and-hotel tower at 258 SW 9th Street — the second phase of Habitat Group's three-building Smart Brickell complex, now built and in its sales-completion stage, pairing 50 fully furnished condos with 50 separately operated hotel residences on the lower floors.

Habitat Group, a Miami-based developer with roots in Colombia, built Smart Brickell Tower II as the second phase of its three-tower Smart Brickell complex, following the same condo-plus-hotel model as the adjacent Tower I, with a larger third phase (Smart Brickell Luxe) still under construction nearby.

The Honest Take

In favor

  • Already built and delivered — none of the pre-construction risk of its newer sister tower
  • A flexible condo-hotel ownership structure, with 50 units available for rental-program participation
  • Part of a now-largely-proven three-tower Habitat Group complex in West Brickell
  • Backed by real drone photography of the completed building rather than only renderings

Worth weighing

  • No current pricing or floor plans are published for individual units now that pre-construction sales have closed
  • Smaller, more utilitarian amenity package than Brickell's larger supertalls
  • Some third-party listing sites still show the building as "pre-construction," which appears to be stale data rather than its current status
  • Reported floor count varies slightly across sources (25 vs. 26 stories)
