Brickell, Miami, United States · Boutique Furnished Residences — Pre-Construction

Season One Brickell

Internal preview — photography pending licensing clearance from the developer

“Season One is the boutique counterpoint to its BI Group siblings — fewer units, taller floors, the same turnkey, resort-hotel instinct.”

Originally announced in 2025 as a joint Habitat Group/BI Group project, Season One Brickell is a 22-story tower with 80 residences and 2 penthouses at 1200 SW 2nd Avenue in West Brickell. Designed by Kobi Karp, it's one of three Kobi Karp-designed BI Group buildings in the immediate area, alongside Parkside Brickell and Millux Place Miami. The project pairs its residences with a smaller mixed-use component — 60 hotel rooms, roughly 2,400 SF of retail, and a full-service restaurant — and targets 2028 delivery.

Amenities

  • Resort-style rooftop pool with panoramic views
  • Rooftop bar and residents-only lounge
  • Fully equipped fitness center
  • Timber-lined lobby lounge and gallery entrance
  • 60 hotel rooms, retail, and a full-service restaurant as part of the mixed-use base

The Setup
A boutique, fully furnished tower at 1200 SW 2nd Avenue in West Brickell — one of three Kobi Karp-designed BI Group projects in the neighborhood alongside Parkside Brickell and Millux Place Miami, all sharing a similarly turnkey, rental-ready model. The project was originally announced as a joint Habitat Group/BI Group development; the building's current official site credits BI Group USA alone as developer.

BI Group USA is developing Season One alongside two sister Kobi Karp-designed buildings in West Brickell, Parkside Brickell and Millux Place Miami — its first American projects, following BI Group's established track record in Kazakhstan.

The Honest Take

In favor

  • A real, developer-published unit-mix size range (studios from 502 SF up to three-bedrooms over 1,000 SF), more granular than most pre-construction listings
  • Part of a three-building Kobi Karp/BI Group portfolio in West Brickell, giving buyers a track record to evaluate across Parkside and Millux as well
  • A genuinely current, actively maintained official site with real interior and amenity photography
  • A smaller, boutique scale (80 residences over 22 floors) with notably larger average unit sizes than its sister buildings

Worth weighing

  • Unit count has been reported inconsistently across sources — 80 residences plus 2 penthouses on the current official site versus 88 residences in 2025 press coverage
  • Floor count is also inconsistently reported (21 vs. 22 stories across sources)
  • No starting price is published by the developer
  • Still pre-construction with no confirmed groundbreaking date as of this writing
