Brickell, Miami, United States · Boutique Wellness Residences — Under Construction

Parkside Brickell

Internal preview — photography pending licensing clearance from the developer

“Parkside keeps its ambitions low to the ground — eight floors, a genuine wellness circuit, and a price point that undercuts most of its Brickell neighbors.”

BI Group USA's first American project, Parkside Residences at Brickell is a boutique, eight-story tower with 187 residences at 1741 SW 2nd Avenue in western Brickell. Designed by Kobi Karp with interiors by 2ID Interiors, the building leans into wellness — a rooftop pool, a dedicated spa circuit with hot and cold plunge pools, a cycling studio, and a yoga and mindfulness space — rather than a conventional amenity package. BI Group USA broke ground in April 2026 with general contractor Winmar Construction, opened its sales gallery that June, and is targeting delivery in early 2028. Units are expected to start in the low $400,000s.

The Setup
BI Group's U.S. debut — a boutique, eight-story, wellness-focused tower on a low-rise stretch of western Brickell, marketed as Parkside Residences at Brickell and sold exclusively through ONE Sotheby's International Realty.

BI Group USA is the American arm of BI Group, led by CEO Olzhas Ayazbayev, with Parkside marking the company's first U.S. development. The project broke ground in April 2026 with Winmar Construction as general contractor and opened its on-site sales gallery two months later.

The Honest Take

In favor

  • A real, press-corroborated starting price (low $400,000s) in a Brickell submarket where many towers publish no pricing at all
  • A genuine wellness focus — a dedicated spa circuit, cycling studio, and yoga space, not just a pool and a gym
  • Already under construction with a sales gallery open, past the earliest, riskiest pre-construction stage
  • A real, self-hosted hero video and a deep, genuine photo set from the developer's own site

Worth weighing

  • No individually dimensioned floor plans are published — the developer's site only shows the amenity and lifestyle photography, not a unit-by-unit gallery
  • At eight stories and 187 units, the amenity footprint is smaller than Brickell's supertalls
  • BI Group USA's inexperience in the U.S. market (this is its first American project) is a real unknown compared with established Miami developers
  • Published unit and floor counts have shifted slightly since the original announcement (185 units/7 floors vs. the current 187 units/8 floors at groundbreaking)
