Brickell, Miami, United States · Deeded Home-Office Tower — Under Construction, Sold Out
One Twenty Brickell Residences
Internal preview — photography pending licensing clearance from the developer
“One Twenty bet that the post-pandemic Brickell buyer wanted a home office as badly as a home — deeded it separately, and sold out before the tower topped off.”
Originally unveiled in 2024 as a 34-story, 240-unit tower, One Twenty Brickell Residences grew to 37 stories and 266 condominium residences by the time PMG broke ground in 2025 on its 120 SW 8th Street site in Brickell. Designed by Sieger Suarez Architects with interiors by Cotofana Designs, every home is paired with a deeded, glass-enclosed office suite on floors 2 through 11 — a concept PMG has marketed as a first for the neighborhood. PMG secured a $413 million construction loan from Ares Real Estate and Monarch Alternative Capital in April 2025 and announced the tower fully sold out that August. Delivery is targeted for 2028. The building shares its site and a parking podium with a taller sister condo tower, One Twenty Brickell Signature Residences, and with a separate 41-story, 537-unit rental building that is not part of either condo offering.

- The Setup
- The first of two condo towers PMG is building on its 120 SW 8th Street site — a 37-story residential tower where every unit comes with a deeded, glass-enclosed office suite on floors 2-11, a concept PMG has called a first for the Brickell market. A separate, taller sister tower, One Twenty Brickell Signature Residences, shares the same site; a third component on the property, a 41-story rental building, is a standalone multifamily project and not part of either condo offering.
Property Markets Group (PMG) has been active across Miami's condo boom of the 2020s, including the nearby One Twenty Brickell Signature Residences on the same assemblage. One Twenty Brickell Residences sold out its full 266-unit inventory within roughly 16 months of launching sales, backed by a $413 million construction loan — one of the largest South Florida construction loans of 2025.

The Honest Take
In favor
- A genuinely novel amenity — a deeded private office suite with every residence — in a submarket full of towers with nearly identical pool-and-gym packages
- Backed by a $413 million construction loan from Ares Real Estate and Monarch Alternative Capital, one of South Florida's largest 2025 construction loans
- Sold out its full 266-unit inventory, a strong demand signal, with construction now underway toward a 2028 delivery
- Over 60,000 SF of amenities, including a pickleball court and a dedicated wellness floor, unusually generous for a 266-unit tower
Worth weighing
- Sold out — there is no current inventory or published pricing for prospective buyers
- The original pre-sales marketing site is no longer live now that the tower is sold out, so the imagery here is sourced from PMG's original press materials rather than a current official site
- Unit and floor counts grew from the original 2024 announcement (240 units, 34 stories) to 266 units and 37 stories by groundbreaking — a reminder that pre-construction figures can shift before a tower tops off
- Shares its site with a separate 41-story, 537-unit rental tower that is not part of the condo offering, which can create confusion about what's actually for sale on the property
