Brickell, Miami, United States · Boutique Short-Term-Rental Mid-Rise — Pre-Construction

Millux Place Miami

Internal preview — photography pending licensing clearance from the developer

“Millux Place is retro-chic in scale as much as style — a low-rise wedged between Brickell's rising towers, built to be furnished and forgotten about.”

A boutique 9-story tower at 239 SW 12th Street in West Brickell, Millux Place packs 99 fully furnished, short-term-rental-ready studio, one-, and two-bedroom residences into a site designed by Kobi Karp for Habitat Group and BI Group. It's one of three sister towers in Habitat Group's 'Habitat Collection' alongside Parkside Brickell and Season One Brickell, all sharing the same furnished, rental-ready model. Delivery is targeted for late 2027.

Amenities

Rooftop Pool Deck

Rooftop Pool Deck

A rooftop pool deck with beach-style cabanas, a summer kitchen, and a bar tops the building, giving the small-footprint tower a genuine outdoor amenity floor.

Rooftop Fitness Center

Rooftop Fitness Center

A dedicated rooftop fitness floor rounds out the building's wellness offering alongside the pool deck.

Ground-Floor Restaurant & Lounge

Ground-Floor Restaurant & Lounge

A ground-floor restaurant and resident lounge/co-working space give the building day-to-day amenities beyond the typical boutique-condo lobby.

The Setup
A boutique, fully furnished short-term-rental condominium — one of three sister buildings (with Parkside Brickell and Season One Brickell) in developer Habitat Group's 'Habitat Collection,' all designed by Kobi Karp and sharing a common furnished, rental-ready model.

Habitat Group, co-developing with BI Group, launched sales across its three-building 'Habitat Collection' — Millux Place, Parkside Brickell, and Season One Brickell — at the end of 2024; by late 2026 roughly half of the combined 366 units across the three towers had sold.

The Honest Take

In favor

  • A real, trade-press-corroborated starting price (from $468,000) in a Brickell submarket where many towers publish no pricing at all
  • Part of a three-building, 366-unit 'Habitat Collection' from the same developer and architect (Kobi Karp) — about half of the combined inventory was reportedly sold within two years of launch
  • A genuinely self-hosted hero video on the developer's own site, not just static renderings
  • Shuttle service to Brickell City Centre and the beach is a real differentiator for a smaller, 9-story building without the amenity scale of its larger neighbors

Worth weighing

  • No individually dimensioned floor plans are published — only an aggregate 382-905 SF range across all unit types
  • At 9 stories and 99 units, the amenity footprint is necessarily smaller than Brickell's supertalls — no spa, no multiple restaurants, no dedicated wellness floor
  • The developer's own site is a single-page microsite with a limited photo set, mostly amenity and lifestyle imagery rather than a deep gallery
  • Still pre-construction with delivery targeted for late 2027
