Downtown Miami, United States · Transit-Oriented Mixed-Use Tower — Under Construction

HUB Miami

“HUB Miami is built on the bet that the city's next commute-free generation wants their front door to open onto a train platform, not a driveway.”

HUB Miami is a 41-story, 306-unit residential and office tower rising directly above Miami Central Station at 530 NW 1st Court — a four-way collaboration between The John Buck Company, BH Group, Florida Value Partners and PEBB Enterprises. ODP Architecture & Design designed the tower with interiors by One Line Design Studios, pairing studio-to-two-bedroom condos on the upper floors with roughly 245,000 square feet of Class-A office space directly above the Brightline, Metrorail and Metromover platforms. Residences are licensed for short-term rentals. The payment plan runs through top-off in Q1 2026 with closing targeted for Q2 2028.

The Setup
Mixed-use tower stacking residential condos above roughly 245,000 sf of Class-A office space, directly integrated with Miami Central Station — residences sit on the upper levels, separated from the office floors below. Licensed for short-term rentals (Airbnb-friendly).

The John Buck Company, a Chicago-based developer, has acquired, developed or redeveloped more than 47 million square feet of office, residential and mixed-use properties. BH Group has completed more than 1,000 luxury residential units partnering with market-leading real estate companies across the US. Florida Value Partners' principals bring over 100 years of combined residential and commercial real estate investment experience. PEBB Enterprises focuses on transforming real estate into vibrant mixed-use environments across South Florida.

The Vibe

HUB Miami's defining idea is transit-oriented living taken literally: residences stack directly above Miami Central Station, the hub for Brightline, Metrorail and Metromover, with 245,000 sf of Class-A office space sandwiched in between. It's a bet that Miami's next generation of buyers wants a front door that opens onto a train platform rather than a driveway.

  • Porcelain tile flooring throughout
  • In-unit washer and dryer

  • Contemporary lighting package with recessed lighting
  • European-style cabinetry and quartz countertops
  • Gourmet kitchens with integrated Bosch appliances
  • Custom bathroom vanities

The Honest Take

In favor

  • Unmatched transit access — sits directly on top of Miami Central Station (Brightline, Metrorail, Metromover) rather than merely nearby it
  • 306 units across 20 distinct floor plan lines gives buyers real choice from studios to 2-bed/2-bath layouts
  • Licensed for short-term rentals, so owners can Airbnb the unit rather than being locked into long-term-lease-only rules

Worth weighing

  • A mixed-use tower with 245,000 sf of office space below the residences means shared building infrastructure with a commercial tenant base, not a purely residential building
  • Under construction with a 2028 closing — payment plan runs through top-off in Q1 2026 and doesn't close until Q2 2028
  • Sits directly on an active rail hub, which is a selling point for connectivity but also means more ambient transit noise and traffic than a quieter residential block
