Downtown Miami, United States · Contemporary — Signature District
14 Roc Miami
“The rock-form base is a literal pun — a 'rock' anchoring a tower named after it — but the district around it is rising just as fast.”
14 Roc is GFO Investments' 31-story tower rising in Downtown Miami's Signature District, distinguished by an organic, rock-like form at its base that the glass tower rises out of above — the literal source of its name. March and White Design (MAWD) curated the fully furnished interiors across 283 short-term-rental-approved studio, one- and two-bedroom residences, backed by 25,000 sf of amenities spread across two floors and the roof. The building sits near the developing Signature Bridge and Underdeck — a planned 33-acre public park — with walkable access to Bayfront Park, PAMM, the Arsht Center and Miami Worldcenter, plus Metromover and Brightline connectivity. Pricing starts in the $500s.

- Pure residential condominium tower — no hotel component — approved for short-term rentals (Airbnb/Vrbo-friendly), giving owners flexibility as a primary residence, pied-a-terre or investment.
GFO Investments is the Miami-based development group behind 14 Roc, working with RSP Architects (also known for the Canopy by Hilton West Palm Beach Downtown), interior designer March and White Design (MAWD) — known internationally for projects including The Set in New York — and landscape architect Urban Robot Associates.
The Vibe
14 Roc's name comes directly from its architecture: RSP Architects wrapped the tower's base in an organic, rock-like form that the glass residential tower rises out of above — literally a rock anchoring a tower named after it. Fully furnished, short-term-rental-approved residences make it as flexible for investors as it is distinctive on the skyline.

The Honest Take
In favor
- Rare architectural identity for the price point — a genuine rock-form base design from RSP Architects, not a generic glass box
- Approved for short-term rentals, so owners can Airbnb/Vrbo the unit, live in it, or hold it as a pied-a-terre
- 25,000 sf of amenities across two dedicated floors plus the roof is an unusually deep amenity package for a boutique 283-unit tower
Worth weighing
- Studio, 1-bedroom and 2-bedroom units only — largest line tops out at 960 sf interior, so no true 3-bedroom or larger family layouts
- Still under construction with a 2028 delivery — a multi-year hold before an owner can occupy or rent the unit
- Sits along a still-developing stretch near the Signature Bridge/Underdeck corridor, so surrounding street-level activation is a bet on future build-out rather than an amenity that exists today
