Downtown Miami, United States · Supertall — Waterfront Hotel-Branded
Delano Residences & Hotel Miami
A new expression of a celebrated heritage, on an exclusive downtown address
Internal preview — photography pending licensing clearance from the developer
“Delano's original trick was making a hotel lobby feel like a stage set; its Downtown successor tries the same thing eight hundred feet in the air.”
Delano Residences & Hotel revives the Delano name — long synonymous with South Beach's Ian Schrager-era glamour of the 1990s — as a 90-story waterfront tower on Biscayne Boulevard in Downtown Miami. PMG's second supertall in the immediate area (after Waldorf Astoria next door), it pairs Carlos Ott's conceptual design and CUBE3 architecture — a form CUBE3's Brian P. O'Connor has likened to a flame dancing in the wind — with Meyer Davis interiors, and introduces the city's first true observation deck, more than 850 feet up. Ennismore and Accor operate the hospitality side, with owners eligible for Accor's ALL — Accor Live Limitless ownership benefits. No delivery date has been announced.

World-class culinary: Sky Restaurant, all-day dining, Cafe Delano
An iconic sky restaurant more than 800 feet above the skyline, an all-day signature restaurant, and the revived Cafe Delano — the site's own "World-Class Culinary Experiences" section.

Legendary Delano Rose Bar
A revival of the original Delano South Beach's storied Rose Bar, reimagined for the new tower — the site calls it "an undeniably magnetic destination that defines the night."

A wrap-around resort pool deck with cabanas and a bar overlooking Biscayne Bay, plus a second sky pool nested roughly 800 feet above the city.

Deeded office suites
Select residences include a deeded, glass-enclosed private office suite with a curated furniture package — Wi-Fi, lockable entry, desk and guest chairs included.

Beach Club access at Delano Miami Beach
A signature owner benefit: access to the original Delano Miami Beach's beach club, plus privileged rates on hotel services there.

Curated lobby & signature porte-cochère
Arrival experience built around a curated lobby and signature porte-cochère drop-off, per the developer's own building-features list.
The Tower
Who built it, who designed it, and what kind of building it actually is.
- Architect
- Carlos Ott (conceptual artist) with CUBE3 (architect of record); interiors by Meyer Davis
- Developer
- Property Markets Group (PMG), with Ennismore & Accor as hospitality/brand partner
- Interior Designer
- Meyer Davis
- The Setup
- Hotel-and-residential tower pairing branded Delano hotel rooms and amenities, operated by Ennismore/Accor, with private residences and deeded office suites for select units.
Property Markets Group (PMG) also developed Waldorf Astoria Hotel & Residences Miami next door, making Delano its second supertall on this stretch of Biscayne Boulevard; Ennismore and Accor bring global hospitality operations and the ALL — Accor Live Limitless loyalty network to the ownership experience.
The Vibe
Delano opened its doors in 1947 as one of the hotels that helped define Miami's rebirth, then reinvented itself in 1995 under Ian Schrager as the hotel that made a lobby feel like a stage set ("The Delano's most surreal element is surely its fabulousness," wrote the New York Times' Herbert Muschamp in 1996). Delano Residences & Hotel Miami brings that same name to a 90-story tower on Biscayne Boulevard, operated by Ennismore and Accor, with owners eligible for Accor's ALL — Accor Live Limitless ownership benefits program.

The Honest Take
In favor
- A genuinely storied hospitality name — the original Delano defined 1990s Miami Beach glamour — backed by Accor's global ALL ownership benefits program
- Miami's first true observation deck (850+ ft) plus a sky restaurant and sky pool are hard to replicate elsewhere
- Full design pedigree disclosed on the official site: Carlos Ott's conceptual design, CUBE3 as architect of record, and Meyer Davis interiors
Worth weighing
- No delivery date, starting price, or price-per-square-foot has been published anywhere on the official site, Buyer's Guide, or Brochure
- The official site does not publish per-unit floor plans; the plans shown here are sourced from a broker listing aggregator (millionluxury.com), not delanomiamiresidences.com itself
- As a licensed brand — the site's own footer states the project "is not owned, developed, or sold by Delano US Opco, LLC" — long-term brand continuity depends on the license agreement staying in force
- Sits directly beside Waldorf Astoria in the same PMG pipeline on Biscayne Boulevard, so the two towers will compete for the same buyer pool and view corridors
