Edgewater, Miami, United States · Waterfront Twin Supertall — Delivered
Aria Reserve South Tower
“Aria Reserve South got there first — the finished half of Edgewater's twin-tower waterfront statement, already occupied while its northern twin closes in on the same silhouette next door.”
Aria Reserve South Tower was the first of Edgewater's twin 62-story waterfront supertalls to reach the finish line — topping off in 2024 and receiving its Temporary Certificate of Occupancy in June 2025, ahead of its North Tower sibling. The delivered building holds 383 residences at 700 NE 24th Street, from one-bedroom flow-through layouts to four-bedroom-plus-den Skyview Residences, developed by The Melo Group with Arquitectonica architecture and Morada Haute Design interiors. It's now an active resale market, with average asking prices running around $1,349 per square foot.

- Developer
- The Melo Group
Since 2001 The Melo Group has led South Florida development, credited as one of the first developers to put Miami's Upper East Side and Edgewater on the map. With more than 50 years of combined industry experience across its family-run core team, Melo delivered this tower — the first of the Aria Reserve pair — on what press coverage has described as a record timeline for a project of this scale.

The Honest Take
In favor
- Already delivered and occupied — no completion risk, and the amenity program is live rather than a rendering
- Real, current sales comps exist (unlike a pre-construction building), including a trailing six-month average sale price for underwriting
- Genuine waterfront exclusivity: 547 linear feet of private baywalk and a watersports marina
- Rentals permitted up to 4 times per year, more flexible than many new Miami towers' minimum-lease restrictions
Worth weighing
- Average asking price per square foot (~$1,349) runs meaningfully above the trailing average sale price (~$1,009) — a real gap worth pressure-testing with a local agent before anchoring on the asking figure
- As a recently delivered building, still early in its HOA and reserve-funding ramp-up compared to older, seasoned associations
- A third tower — Aria Reserve Skyclub, a proposed 49-story addition — is in early planning for the same site, meaning more construction activity nearby for years to come
- Its North Tower twin is still finishing construction next door, so some site-wide construction noise/traffic may persist near-term
