Edgewater, Miami, United States · Waterfront Twin Supertall — Near Completion

Aria Reserve North Tower

“Aria Reserve North is finishing what its South Tower twin already delivered — Edgewater's bid to become the tallest waterfront twin-tower address in the country, one nearly identical silhouette at a time.”

Aria Reserve North Tower is the second of Edgewater's twin 62-story waterfront supertalls, rising at 725 NE 24th Street with 399 residences ranging from one to four bedrooms across four product tiers — Panoramic Residences, Skyview Villas, Penthouse Residences, and Tri-Level Penthouse Mansions on the top three floors. The Melo Group is developing both towers with Arquitectonica architecture, Morada Haute Design interiors, and ArquitectonicaGEO landscape design; as of April 2026 the exterior cladding and glazing were substantially complete except for the uppermost penthouse floors, with delivery targeted for Q2 2026.

Developer
The Melo Group

Since 2001 The Melo Group has led South Florida development, credited as one of the first developers to put Miami's Upper East Side and Edgewater on the map. With more than 50 years of combined industry experience across its family-run core team, Melo has consistently delivered towers through multiple market cycles — its South Tower twin here was the first of the pair to reach completion, in Summer 2025.

The Honest Take

In favor

  • Genuine waterfront exclusivity: 547 linear feet of private baywalk and a watersports marina rarely available at this scale in Edgewater
  • Full architecture/interior/landscape pedigree (Arquitectonica, Morada Haute Design, ArquitectonicaGEO) already proven out in the delivered South Tower twin
  • Four distinct product tiers, including Tri-Level Penthouse Mansions on the top three floors — genuine top-of-market inventory, not just a single penthouse plan
  • A working, occupied sister tower next door de-risks the amenity program — it's already open and operating, not a rendering

Worth weighing

  • Delivery was targeted for Q2 2026, a window that has already passed as of this writing — worth confirming the current timeline directly with sales before relying on it
  • Remaining inventory is thin (developer listings show a handful of units) and priced well above the original $1.1M-and-up marketing figure, since most of the accessible price points have already sold
  • A third tower — Aria Reserve Skyclub, a proposed 49-story addition — is in early planning for the same site, meaning more construction activity nearby for years to come
  • As with any nearly-complete tower, punch-list items and HOA ramp-up are typical in the first year or two of occupancy
