Elle Residences Miami

Internal preview — photography pending licensing clearance from the developer

“A fashion-magazine license applied to a condo tower is an unusual move — but no rental restrictions is the detail that actually moves units.”

Elle Residences Miami licenses ELLE Decor's Parisian design language for a 26-story, 189-residence tower by Behar Font & Partners in Edgewater, with interiors by The One Atelier (a UK firm specializing in branded real estate) and landscape by L&ND Design. Developed by Vertical Developments and Urban Network Capital Group under the single-purpose entity Residence at 5th Ave, LLC, the fully furnished units range from roughly 450 to 845 SF with no minimum-stay rental restrictions, making it one of Edgewater's more investor-friendly options. Fortune Development Sales, led by Edgardo Defortuna, handles sales.

The Setup
A 26-story, 189-residence tower in Edgewater licensing ELLE Decor's Parisian design language — fully furnished turnkey units with no minimum-stay rental restrictions, from the same team that assembled the site from four small apartment buildings for $13.5M.

Vertical Developments is a partnership between Peru's V&V Group and Location3 Investments; this project pairs them with Urban Network Capital Group, led by Robert Thorne. The project site was assembled in 2024 for $13.5M from four small Edgewater apartment buildings. Fortune Development Sales, led by Edgardo Defortuna, handles sales and marketing — one of Miami's most established new-development sales teams.

The Honest Take

In favor

  • No minimum-stay rental restrictions — genuinely more investor-friendly than most Edgewater towers, which typically require 6-12 month minimum leases
  • Established sales team (Fortune Development Sales / Edgardo Defortuna) and a recognizable global media brand (ELLE) behind the design concept
  • Two dedicated amenity floors is a meaningfully larger program than most mid-rise towers this size offer

Worth weighing

  • Unit count and floor count have both grown since the 2024 launch (originally 180 units / 25 floors, now 189 / 26 per the developer's current site) — a sign the design is still being finalized this close to groundbreaking
  • As of the 2024 reporting that first covered the project, construction financing had not yet been secured and no groundbreaking date was confirmed
  • No individual floor-plan diagrams are published by the developer — only verbal unit specs and photography; third-party listing sites show conflicting square footage for the same unit types
  • A mid-rise at 26 stories with licensed-brand interiors typically carries a premium versus comparable unbranded Edgewater towers
