38 West Eleventh is PMG, Lion Development Group and Marc Roberts Companies' partnership with Airbnb — the first residential tower in the world built and centrally managed under the Airbnb brand, offering fully furnished studio and one-bedroom residences that owners can list up to 365 nights a year through a centralized hosting program. It rises at 38 NW 11th Street in Park West, inside the E11EVEN Entertainment District alongside PMG's other district projects (E11EVEN Residences, E11EVEN Beyond). The team secured a $215 million construction loan from GoldenTree Asset Management in 2025 and reports the building roughly 99% pre-sold.
