One West Twelve Residences is PMG's 23-story, 372-unit studio-and-one-bedroom tower rising in Miami's historic Overtown, in partnership with Lion Development Group and LNDMRK Development. Designed by CUBE 3, the fully furnished, rental-flexible residences sit two blocks from the Miami Worldcenter and the E11EVEN entertainment district, with a signature dining concept from Chef Marcus Samuelsson anchoring the ground floor. Construction broke ground in October 2025 with delivery targeted for 2028; the project is reported to be 97% sold.

Property Markets Group (PMG), founded in 1991 by Kevin Maloney, has led the acquisition, financing, development, construction and marketing of 85 residential buildings over nearly 30 years, including 111 West 57th Street in New York and Miami's E11EVEN Hotel & Residences, Echo Brickell and The Elser. Lion Development Group, led by Michael Simkins, has shaped Miami's Park West, Overtown, Allapattah and MiMo districts. LNDMRK Development, led by Alex Karakhanian, is a Miami-based firm known for strong local relationships and neighborhood-focused projects. General contractor John Moriarty & Associates is overseeing construction.

One West Twelve's signature ground-floor dining concept comes from Chef Marcus Samuelsson, an 8-time James Beard Award winner best known for Red Rooster Harlem — bringing a genuine culinary brand name to a rental-flexible Overtown infill tower.
