Edgewater, United States · Curvilinear Contemporary — Waterfront Tower
Lilli Miami Edgewater
Internal preview — photography pending licensing clearance from the developer
“OKO built Una and Missoni Baia in Brickell — LILLI is the same playbook of architect-driven curves and real wellness infrastructure, moved north to Edgewater's bayfront.”
LILLI is OKO Group's boutique waterfront tower in Edgewater — 117 residences across 53 stories at 717 NE 27th Street, designed by Adrian Smith + Gordon Gill Architecture, the firm behind OKO's own Una Residences in Brickell and whose principal, Adrian Smith, designed the Burj Khalifa. The building's soft, curvilinear facade and articulated balconies frame bay, city, and ocean views, and its amenity program is organized around four "Living Pillars" — Movement, Recovery, Nourishment, and Connection — rather than a conventional gym-and-pool list. One- to four-bedroom residences and penthouses start at $1.65 million, with Fortune Development Sales handling exclusive sales and marketing.
Amenities

Rooftop Pool & Bay Sundeck
A 40-foot saltwater rooftop pool with sweeping Biscayne Bay and downtown Miami views, set above the tower's curvilinear glass facade.

The Four Living Pillars
LILLI's amenity program is organized around Movement, Recovery, Nourishment, and Connection — a circuit-based fitness studio, spa and infrared sauna, Waterfront Garden dining, and rooftop community programming.

- The Setup
- A 53-story, 117-residence boutique waterfront tower on Biscayne Bay from Adrian Smith + Gordon Gill — the same architecture firm behind OKO's Una Residences in Brickell — organized around a wellness program of four "Living Pillars": Movement, Recovery, Nourishment, and Connection.
OKO Group, led by Chairman and CEO Vlad Doronin, previously developed Una Residences and Missoni Baia with Adrian Smith + Gordon Gill and Asymptote Architecture respectively — LILLI continues the firm's pattern of architect-driven waterfront towers in Miami's urban core neighborhoods.

The Honest Take
In favor
- A real architectural pedigree — Adrian Smith + Gordon Gill, the same firm behind OKO's own Una Residences and the Burj Khalifa
- A genuinely differentiated wellness concept organized around four named pillars rather than a generic spa and gym
- A proven developer with two completed Miami waterfront towers (Una, Missoni Baia) using a similar playbook
- A real, developer-published starting price ($1.65M) and unit-mix range
Worth weighing
- Still pre-construction, with Urban Development Review Board approval only recently scheduled as of mid-2026
- No individually dimensioned floor plans are published publicly — buyers must inquire directly
- A relatively small, boutique unit count (117) means limited inventory once sales accelerate
- No confirmed groundbreaking date or construction financing has been publicly reported yet
