South Beach, United States · Nautical Contemporary — Oceanfront Tower

Shore Club Private Residences

“South Beach's oceanfront land is essentially spoken for — Shore Club is one of the rare new towers actually breaking ground on it.”

The Shore Club Private Residences revives a historic South Beach hotel site as an 18-story oceanfront tower designed by Robert A.M. Stern and Kobi Karp, its rounded facade inspired by ocean waves. Every floor plan is unique, and wraparound balconies give most residences views of the ocean, South Beach, and the skyline. The project is in pre-construction, with 49 residences and a 75-key hotel planned.

The Honest Take

In favor

  • Rare oceanfront scale for South Beach: 49 residences in an 18-story tower on the historic Shore Club site, with direct beach access and three pool decks shared with the hotel.
  • A serious design team: Robert A.M. Stern Architects with Kobi Karp Architecture & Interior Design, developed by Witkoff with Auberge Resorts Collection.

Worth weighing

  • The dedicated marketing site (shoreclubrresidence.com) is branded for Witkoff but its footer credits Nest Capital Real Estate, a brokerage, so the images, video and floor-plan PDF used here come from a broker-run site rather than the developer's own. Verify details with the developer.
  • Published completion timing differs by source (2027 in earlier press, 2028 on the sales site), and the floor-plan PDF is the only plan material available without registering.
