Bal Harbour

600 residents, three thousand feet of private beach.

“Bal Harbour doesn't compete on volume — it competes on being the address that never needed to build more of itself.”

An incorporated village of roughly 3,000 residents at the north tip of Miami Beach's barrier island, Bal Harbour has spent seventy years keeping its footprint deliberately small — no new land, almost no new towers, and a shopping center (Bal Harbour Shops) that still sets the standard for luxury retail in the county. New condo inventory is nearly nonexistent by design: Rivage, on what's widely considered the last developable oceanfront parcel in the village, is the only ground-up project currently underway.
